Downtown Boca Raton parking: free garages, lots, meters

The short answer

Park free in Mizner Park's garages A, B, C and D, or in the City's free lots at City Hall, the Downtown Library, the Library Annex and Building Administration, each with its own overnight rule. Downtown meters take ParkMobile or a card by space number; the City says rates vary by location and posts them at the meter. Brightline's garage costs $15 a day pre-paid or $20 at the station.

Parking in downtown Boca Raton is split between three owners: the Mizner Park center, which runs four free garages; the City of Boca Raton, which runs the meters and several free lots; and Brightline, which runs the station garage. No single official page joins them up, so this one does. Every rule below is quoted from the City, Downtown Boca (the City’s CRA), Mizner Park or Brightline, checked Oct. 20, 2026. This guide is not affiliated with any of them; signs on the day win.

The short answer

  • Free and closest to Mizner Park: Mizner Park garages A, B, C and D.
  • Free City lots: City Hall, the Downtown Library, the Library Annex and Building Administration, all west of the FEC tracks; Wildflower Park has a 2-hour limit.
  • Metered streets: pay with ParkMobile or a card at the meter, by space number. The City publishes no single rate.
  • Brightline: park in Brightline’s garage at 151 NW 4th St., never in the library lots.

On-street parking: Downtown street parking is either free (select areas) or metered; metered spaces have a painted number, and you pay with ParkMobile (enter the space number as the zone) or by card at a meter within one block. The City does not print an hourly rate: check the meter, the sign or the ParkMobile app. The City's Mizner Park park strip has 156 metered spaces (8 accessible) and Sanborn Square 53 metered spaces (1 accessible). Mizner Park garages A, B, C and D: free

Mizner Park answers its own FAQ question, “How much is parking at Mizner Park?”, with “Parking is free.” Its four garages are lettered A to D, and all four have elevators. Garage A is at the northwest corner, just south of the Museum of Art, which calls it the closest garage to the museum. Garage D, in the northeast, is closest to the amphitheater. Mizner Park says it uses license plate reader (LPR) technology. It does not publish garage addresses or time limits, and its FAQ says there are no EV charging stations.

Valet is offered at three spots: beside the main fountain, at the IPIC Theater and at Eddie V’s. Mizner Park does not publish the valet price. Source: Mizner Park, Visit and FAQs.

City meters downtown

The City says free on-street parking can be found in select areas of Downtown Boca and at City lots, and that more metered zones went into effect downtown in August 2021. How the meters work:

  • Spot the number. Spaces that need payment have a painted number on the pavement or curb. A meter is within one block of every paid space.
  • Rates vary. The City’s words: “Meter rates vary by location. Please refer to posted signage or the meter for the applicable parking rate and time limits.” Rates are also in the ParkMobile app and the City’s User Fee Schedule. We have not seen a City page with a single downtown rate, so we do not print one.
  • Pay by space number. In ParkMobile, enter your parking space number as the zone number, or pay by credit or debit card at the meter. The City says a transaction fee may be charged on top of the parking rate.

ParkMobile works at more than 350 metered on-street spaces, the City says: 2nd Street and Federal Highway near Sanborn Square; downtown streets east of Federal Highway between Palmetto Park Road and Mizner Boulevard; Mizner Park; the South Beach Pavilion; Red Reef Park West; and Spanish River Blvd. just before A1A. The City’s Mizner Park park strip has 156 metered spaces and Sanborn Square has 53. Sources: City, Parking and City, ParkMobile.

Parking tickets

The City says parking citations must be paid within 15 days of issue to avoid a $25 late fee, and the right to appeal is forfeited after 15 days. Pay online by card or by phone at 561-367-7048, option 1; cash is not taken. The Parking Division at the same number is open Monday to Friday, 8 AM to 5 PM.

Free City lots and their rules

Downtown Boca lists these free City lots. Each has its own restriction, and two of them have different overnight windows, so read the line for the lot you use:

LotAddressRestriction as published
City Hall201 W. Palmetto Park RoadNo RV parking.
Downtown Library400 NW 2nd AvenueNo overnight parking (12am-8am) and no Brightline parking in this lot.
Library Annex350 NW 4th StreetNo overnight parking (12am-8am) and no Brightline parking in this lot.
Building Administration200 NW 2nd AvenueNo overnight parking (11pm-6am) and no RV parking.
Wildflower Park551 E Palmetto Park Road2 hour limit; 46 free spaces; park hours 7am-11pm.

One conflict to know about: the CRA gives the Downtown Library lot’s overnight ban as 12am to 8am, and so does one list on the City’s Parking page, but the City’s free-parking list on that same page says 11pm to 8am. Until the City settles it, be out of the Library lot by 11 PM to be safe. The Building Administration lot’s ban starts at 11 PM on every page we read.

  • For events at Mizner Park Amphitheater, The Studio at Mizner Park and Sanborn Square, Downtown Boca recommends free City lots: City Hall (201 W. Palmetto Park Road), Downtown Library (400 NW 2nd Avenue), Building Administration (200 NW 2nd Avenue) and Library Annex (350 NW 4th Street). Brightline parking is not allowed in the library lots. Memorial Park, around City Hall, adds 118 free spaces (6 accessible) on the east and west sides of the community center. The Historical Society says free parking is behind the History Museum in Historic Town Hall. Sources: Downtown Boca, Easy Parking, City, Memorial Park, Historical Society, Plan Your Visit.

Brightline station garage

Brightline’s covered garage is at 151 NW 4th St., which Brightline calls a short 3-minute walk to the station at 101 NW 4th St. It is open 24 hours. Brightline’s Boca Raton rates: $15 a day pre-paid, valid until 3:59 AM the next day, or $20 at the station, where parking is charged hourly. Add parking when you buy your ticket, or scan the QR code in the gateless garage; monthly passes are sold too. Brightline’s general parking page says South Florida parking booked in advance starts at $12 a day, walk-up from $20 a day and monthly passes from $89 a month, so check the price at checkout.

Royal Palm Place and private garages

Royal Palm Place’s own site publishes no parking terms. The CRA’s 2023 parking map colors Royal Palm Place parking as free, so treat that as likely and check the signs. The Mark at Cityscape garage at 9 Plaza Real South, entered from SE 1st Avenue, is paid parking via PayByPhone; the CRA does not publish its rate. If a lot or garage is not on this page, ask its owner before you leave the car.

Concert nights at the amphitheater

For shows at Mizner Park Amphitheater, the City lists three choices: paid preferred parking in the lot next to the amphitheater and at the church behind it, cash only; paid valet in Mizner Park; and free parking at the Downtown Library and City Hall lots, a short walk away. For amphitheater, Studio at Mizner Park and Sanborn Square events, Downtown Boca recommends the four free City lots: City Hall, the Downtown Library, Building Administration and the Library Annex. Source: City, Mizner Park Amphitheater Parking. Event dates are on the events page.

Free EV charging

Downtown Boca lists free EV charging at the City Hall lot (2 stations), the Downtown Library (1 station) and Royal Palm Place (2 stations plus 2 Tesla-only). Memorial Park has free EV parking on the east side of the community center. At the beach, South Beach and Red Reef parks offer free EV parking to permit holders and paid entrants. Mizner Park’s FAQ says it has no charging stations.

Accessible parking

The City’s park pages give these designated accessible spaces: Mizner Park park strip 8, Sanborn Square 1, Wildflower Park 2, Memorial Park 6, South Beach Park 6, Red Reef Park 12 and Spanish River Park 17. All four Mizner Park garages have elevators. No counts are published for the Mizner Park garages, the CRA lots or the Brightline garage. Ask Parking Services at 561-367-7048 about disabled permits at meters.

Beach parking

City beach parks charge a daily entry fee per car ($40 weekdays, $55 weekends and holidays, from Oct. 1, 2026), cards only. Details are on the beach page.
